Getting started takes four steps

From first conversation to first rent deposit, this is the whole process. Most owners are fully onboarded inside two weeks.

  1. Step one

    We look at the property

    Walk-through, photographs, condition notes and a written rent figure based on what comparable units actually leased for, not what they were asking.

  2. Step two

    We agree terms in writing

    One management agreement, plain fee schedule, thirty days’ notice to end it. You keep approval rights over repairs above a limit you set.

  3. Step three

    We get it rented

    Photos, listing syndication, showings, screening and lease signing. If the unit is occupied, we take over the existing tenancy and the security deposit.

  4. Step four

    We run it and report

    Rent in, bills paid, maintenance handled, a statement every month and a package your accountant can file from in January.
